Outside of these hours, we are available 24 hours a day at our business numbers, however, inquiries will be responded to during business hours.

Reservations

To validate a reservation, our customers must send the payment receipt and the following information:

Full name

Date of birth

ID number or passport number

CPF (Brazilian Tax ID)

Address / Neighborhood / City / ZIP code

Phone number

Email

Check-in time at the property / Flight number (if by air)

Check-out time from the property

Names of other guests (if any);

Payment Methods, Reservations, Rentals

To reserve one of our properties, we require a confirmation deposit of 50% of the total rental amount. The remaining rental amount will be charged one day before check-in.

Payment for the 50% reservation deposit can be made by bank transfer/deposit, Mercado Pago, or credit card.

To allocate your payment, we always require confirmation of the transfer via email.

Your reservation will be validated once the reservations department of [COMPANY] sends a confirmation email or message via WhatsApp.

If, for any reason beyond our control, the rented property becomes unavailable, we offer our customers the choice of a similar property or a full refund of all amounts paid.

Check-in

Check-in time: from 4:00 PM

The customer must inform us of their arrival time and provide information about all guests and vehicles accompanying them to the property. Without this information, check-in cannot be completed.

If the customer arrives before our official check-in time at 4:00 PM and the property is available, we offer 2 hours of complimentary early check-in. If the customer wants the guarantee of an earlier check-in, a change between 6:00 AM and 2:00 PM can be arranged for a fee of 50% of the daily rental. This amount must be paid in advance.

For check-ins between 10:00 PM and 6:00 AM, the rental equivalent to the previous day must be paid.

Check-out

Check-out time: until 2:00 PM

If the property is available, we can provide a late check-out as a courtesy until 4:00 PM. If the customer wishes to check out later, we require a late check-out fee of 50% of the daily rental. This amount must be paid upon check-in.

For check-outs between 10:00 PM and 6:00 AM, we charge the rental equivalent to the next day. If the customer does not check out at the agreed time, after a 30-minute grace period, a fine of R$1000 will be charged. After the grace period, the charged amount will be equivalent to a full daily rate.

Cancellation and Reservation Changes

In case of cancellation or no-show, the reservation deposit will not be refunded. There will be no refund of the rental or deposit if the guest decides to leave the property before the agreed period. Changes to reservation dates will only be allowed upon written confirmation from b'welcome.

B'welcome has the right to terminate the rental contract immediately, without any refund of amounts paid by the customer, if any of the following occurs: the total number of occupants exceeds the maximum defined on our website, disturbance of the neighborhood's peace and/or violation of condominium rules, organizing parties, consumption of illegal drugs, pets without our permission, failure to pay the full rent.

If the reserved property has internet connection or cable TV, [COMPANY] is not responsible for any connectivity problems or inconveniences resulting from them. These services are provided by telecommunication companies and are beyond our control. In case of problems and disturbances with internet connectivity or TV signal, there will be no refund of the rental payment.

The same rule applies to water and electricity supply.

Responsibilities and Obligations of Our Guests

The guest assumes full responsibility for the property rented as well as for any item belonging to the condominium. The same applies to other residents and visitors. The customer and all occupants of the property and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium administration for non-compliance with the rules will be immediately paid by the customer. Additionally, they may lead to an early termination of the rental contract without any refund.

Visitors

There are condominiums that do not allow visitors to enter. Please contact us before making any reservations where visitors are expected so that we can provide a more suitable property.

Some reservations do not include electricity and gas consumption; it is necessary to check your lease agreement. In case of energy charges, the customer must pay the bills equivalent to the period of their stay at check-out or, if the rental is longer than 30 days, after each month.

The contracting parties choose the Forum of the District of Bertioga, São Paulo.
